I believe this contract is fair. The sharecroppers get to use the landowner's land and gear, so it is only fair that they repay him in his needs until they have fully paid off all amounts owed to him. In addition, they are allowed to use his farming gear, which makes them giving some of their profit very reasonable. Everything written in the contract has a perfectly good explanation behind it, and this is why I truly believe the contract is fair.
